House on Carretera de Arenas, right in the heart of Vélez-Málaga, to be renovated from top to bottom and finished exactly as you picture it. This is not a move-in-ready home: it is a project. And that is precisely its appeal, because it is rare to find, so close to the town centre, a space this generous and this full of character still waiting to be reinvented. The property has approximately 67 m2 built on a 61 m2 plot, according to cadastral records, and dates from 1965. The ground floor served for years as a shop, and you notice it the moment you walk in: an open, high-ceilinged space with exposed wooden beams and an old tiled floor. It opens onto the street through two windows that flood the main room with light. As it stands, the house has one bedroom, one toilet and a tiled kitchen. Everything is still to be done, so the final layout is up to you: it could become a two-bedroom home, a single-space loft, or a home and workspace under the same roof. From inside you step out into a whitewashed patio, with its original stone washbasin and a stone staircase leading up to the floor above. It is the lungs of the house: it brings in light and ventilation, and it is the natural starting point for any renovation. Upstairs: a large open floor, held up by brick pillars and covered over a metal frame, overlooking the patio through a wrought-iron railing. It is currently used for storage, but it is the perfect canvas for a second storey, a generous roof terrace or a studio. The house sits on a quiet, already-renovated street with new pavements and refurbished neighbouring homes, with every amenity on the doorstep: shops, schools, a health centre and public transport. The historic centre of Vélez-Málaga is 5 minutes away, the beach at Torre del Mar another 5, Málaga city 30 minutes and the airport 35. Sold as seen. This property is exempt from the requirement to provide an Energy Performance Certificate in accordance with Article 3.2(e) of Royal Decree 390/2021, as it is being purchased for demolition or for renovation works as provided for in Article 3.1(d). A great opportunity for anyone who wants to build their home to measure, for investors, or for combining home and business in one place. Can you picture it finished? Come and see it! Estimated costs to be borne by the buyer: The purchase is subject to Property Transfer Tax (ITP) (Law 5/2021 on Assigned Taxes), with a maximum general rate of 7%.
