Situated in the highly sought-after area of Cortijo de Nagüeles, on Marbella’s prestigious Golden Mile, this exceptional residential plot represents a rare opportunity for developers and investors looking to create a boutique collection of luxury villas in one of the most desirable locations on the Costa del Sol. The land comprises three cadastral plots with a total surface area of approximately 10,800 m², already reduced and structured to around 9,260 m². Taking into account road access and easements, the project allows for the creation of six individual plots of approximately 1,000 m² each, fully defined and approved by the Town Hall. As a “finalist” plot, the land is in its final development stage, meaning that the process to obtain building licenses is straightforward and efficient. With a buildability coefficient of 0.26, each plot allows for the construction of spacious villas of approximately 260 m² per floor, excluding basements and terraces, with an approximate height of 7.5 metres. This offers the potential to design high-end contemporary residences tailored to the demands of today’s luxury market. From an investment perspective, the project presents strong value potential. The projected development of six luxury villas in this prime Golden Mile location positions the scheme within a highly attractive segment, appealing to both end-users and investors seeking premium properties with excellent resale or rental prospects. The location is one of the key highlights of this opportunity. Positioned next to an international school, the area is particularly attractive for families, ensuring consistent demand for both sales and long-term rentals. The Golden Mile remains one of Marbella’s most established and prestigious residential zones, combining proximity to the beach, Marbella town and Puerto Banús with a secure and residential environment. Accessibility is excellent, with direct and easy access from the highway just 200 metres away, as well as convenient connections along the coast. In addition, there are municipal plans to further improve the surrounding infrastructure, including new streets that could allow walking access to Marbella town centre. Recent installation of sound insulation along the nearby road ensures a शांत and comfortable living environment. With fully approved plot divisions, strong development potential and a prime location in the heart of the Golden Mile, this is a turnkey opportunity to develop a collection of luxury villas in one of Marbella’s most in-demand residential areas.
