Description

A rustic estate comprised of several consolidated plots, with a total area of 311,000 m², featuring a country house perfectly integrated into its surroundings. The main house has three bedrooms, a fully equipped kitchen, a full bathroom, a living room with a fireplace and porch, as well as a pleasant outdoor area with a swimming pool, solarium, and recreational spaces, ideal for enjoying the outdoors. Most of the estate is dedicated to olive groves, both dryland and irrigated, with different varieties, planting densities, and ages, all under certified organic production by CAEE. This is complemented by pastureland, various fruit trees, almond trees, and a vegetable garden, all intended for personal consumption. The property has a complete irrigation infrastructure, including branches, drip emitters, solenoid valves, pressure gauges, and other technical equipment. The property has its own water resources, including a natural spring, two wells, and an ILURCO modular tank with a capacity of 1,013 m³, in addition to a municipal water supply via an independent connection. As auxiliary facilities, the property includes a 172.82 m² agricultural building, 4.50 m high, used for machinery and implements. This building has been recently equipped with doors, windows, and plumbing and electrical installations, improving its energy efficiency and insulation. It also features an interior mezzanine and additional furniture. The property has its own electrical network supplied by a transformer (380V) for industrial use, as well as an internet connection with Wi-Fi repeaters in the built-up areas. Currently, the property is located within a municipal hunting reserve, with the option of annual renewal or cancellation, and game warden services are managed by the Riogordo Agro-Olive Growers Cooperative. Located in the municipality of Colmenar, in the heart of the Axarquía region, the estate enjoys a privileged natural setting, adjacent to the Montes de Málaga Natural Park and just meters from the Great Málaga Path (GR-249), surrounded by hiking trails, pine forests, waterfalls, and viewpoints. Access is via a well-maintained service road from the A-356 highway, near the Arroyo de Cuevas stream. The estate is protected by an access barrier and has several internal lanes that allow for easy access on foot or by vehicle. The current access road is paved, and improvements to the rest of the route are planned, ensuring optimal access to the property. Its location is strategic, 32 km from the city of Málaga and less than 40 km from the beaches of Torre del Mar, with all essential services nearby. This estate offers ample development potential, suitable for both private use and investment projects. The regulations allow new construction on plots larger than 25,000 m², opening the door to the construction of detached villas, as well as the expansion of existing buildings. Furthermore, the location and available land make it especially attractive for rural tourism initiatives, such as a boutique hotel, accommodation complex, ecotourism project, or nature-based ‌leisure ‌space.
