Unique Historic Mill with River, Lush Gardens & 15,000 m² of Land – Canillas de Albaida Some properties are built to be homes. Others have a history that began long before they became living spaces. This exceptional old mill in Canillas de Albaida is one of them: a rare and characterful property where history, nature and an extraordinary setting come together. One of the few historic mills still preserved in this part of the Axarquía, the building has been restored while retaining much of its original character. Today, it offers 462 m² of built area set within almost 15,000 m² of land, surrounded by lush vegetation and with the river running alongside the estate. A distinctive layout with plenty of space The property is arranged around the original mill building, whose layout reflects its former use rather than that of a conventional modern home. The result is a collection of rooms and living areas, each with its own character and offering flexibility for different purposes. The main house comprises four bedrooms and two bathrooms, together with several additional rooms and living spaces. The layout is varied, with different areas connected to one another and several exits leading directly to the terraces and gardens. These extra rooms could be used for relaxing, working, reading, entertaining or accommodating guests, depending on individual needs. The independent apartment provides separate accommodation within the property, with one bedroom, one bathroom and its own kitchen. It offers the possibility of creating a more private space for family members or guests. In total, the property offers five bedrooms, three bathrooms and two kitchens, divided between the main house and the independent apartment. In addition, the numerous extra rooms provide valuable flexibility, whether you need a home office, library, games room, hobby space or further guest areas. The layout and character of the original mill make this a particularly individual property, with a variety of spaces rather than a standard arrangement of rooms. A unique setting surrounded by nature Outside, the atmosphere changes completely. The mature garden is lush and green, with abundant vegetation creating a peaceful, secluded environment. A small swimming pool provides a refreshing place to relax during the warmer months, while the different terraces and outdoor corners invite you to enjoy meals, entertain friends or simply unwind in the natural surroundings. One of the estate's most special features is its private path alongside the river. The sound of flowing water and the surrounding greenery contribute to the peaceful atmosphere and make this setting difficult to compare with more conventional properties. A traditional bread or pizza oven also remains, providing another charming reminder of the building's history and its former life. Possibilities for different lifestyles With its generous built area, independent apartment and varied room layout, the property could make an exceptional private residence or a distinctive second home in the Axarquía. It may also offer potential for a rural accommodation project, B&B or another tourism-related concept, subject to the relevant permissions and authorisations. A rare opportunity in the Axarquía With 462 m² built, almost 16,000 m² of land, five bedrooms, three bathrooms, two kitchens, numerous additional rooms, terraces, a swimming pool, mature gardens and a private path beside the river, this historic mill offers space, character and possibilities rarely found in a single property. Its true appeal lies in its history, its natural surroundings and its distinctive layout. This is not an ordinary house, but a former mill that has been given a new lease of life in a beautiful setting.
